How CHEIFS's agreement works
CHEIFS pays a lump sum in exchange for a share of your home's future value, payable at a settlement event.
Its return is capped at 12.99% or 14.99% a year on the investment, compounded annually, depending on the program. The share percentage isn't published, so the cap sets the most you'd pay.
The origination fee is up to 2.99%, plus appraisal, title, recording, and closing costs.
It covers owner-occupied homes and second or vacation homes with one or two units, and is also offered through financial advisors. It isn't available in New York, Minnesota, and some other states.
What CHEIFS costs
CHEIFS doesn't publish its share percentage, so we can't model a typical cost. Its published cap does set the most you could pay. For $100,000 against a $750,000 home with a $300,000 mortgage:
